Maintenance Supervisor Santa Rosa / Santa Clarita | Bakersfield, CA

PERSONNEL
The Maintenance Supervisor is directly responsible for the work performed by all staff members employed at properties under his/her supervision.
The Maintenance Supervisor is under the discretion of the Property Manager and has the authority to hire and terminate maintenance employees in consultation with the Property Manager.
The training of maintenance employees is the direct responsibility of the Maintenance Supervisor. As employees are hired as trainees, it is imperative that the Maintenance Supervisor assign these persons to work closely with the more experienced maintenance personnel.
The Maintenance Supervisor is to continually evaluate the performance of all maintenance employees. In consultation with the Property Manager, written evaluations and recommendations will be made annually for an increase in salary and/or advancement within the Company.
The Maintenance Supervisor is to assist the Assistant Property Manager and the Property Manager in maintaining accurate payroll records.
The Maintenance Supervisor is directly responsible for the safety, workmanship and appropriate conduct of each maintenance employee under his/her supervision.

ADMINISTRATIVE DUTIES
The Maintenance Supervisor is responsible for move-out inspection of all vacated units to assess damage and maintenance needs.
The Maintenance Supervisor, in consultation with the Assistant Property Manager and Property Manager, is responsible for scheduling work to be completed in all vacant apartments, otherwise known as the Make Ready Schedule, or “MRS”.
The Maintenance Supervisor must ensure that all vacant units are in make-ready condition that meet Company standards with minimum turnaround time.
The Maintenance Supervisor is directly responsible for evaluating the performance of outside contractors and vendors performing work on the property. Any substandard or inadequate work is to be immediately reported to the Property Manager.
Adhere to all procedures, policies and directives as set forth by the Property Manager.

FINANCIAL DUTIES
The Maintenance Supervisor is directly responsible for keeping inventory of all parts and materials on the property, and for ordering new supplies.
Review maintenance related invoices to insure accurate billing. Simultaneously track all maintenance-related expenses and continually re-evaluate monies spent.
The Maintenance Supervisor is responsible for maintaining the properties’ tool inventory and keeping all equipment in good condition.

PROPERTY MAINTENANCE
The Maintenance Supervisor must ensure that all maintenance service requests are coordinated and responded to per PLP policy.
Analyze maintenance operations with a view towards cost reductions.
Establish on-call schedules and assign personnel for preventive, corrective, and deferred maintenance as needed.
Walk and inspect the property on a regular basis. Record any deficiencies and take immediate action to improve the general appearance of the property. Make recommendations to the Property Manager.
Keep in continual contact with the Landscaping Contractor to ensure proper maintenance of irrigation system and foliage.
Study and evaluate ways to improve services and facilities from the standpoint of quality, efficiency and economy.

Leasing Consultant Spring Mountain | Corning, CA

LEASING
Professionally respond to telephone inquiries from prospective residents, focusing on qualifying and setting appointments.
Greet and qualify prospective residents.
Conduct site tours by showing community amenities, grounds and targeted apartments and/or model.
Actively ask for rental/close the lease.
Follow-up with prospective resident and maintain accurate traffic and prospect data.
Participate in ongoing updates of market competition and area information.
Maintain knowledge of local, state and federal laws governing tenant/landlord relations.
Comprehend and be able to explain the lease/rental agreements and addendums and ensure they are accurate.
Actively respond to Internet inquiries.
Participate in ongoing marketing training.
Inspect units to ensure that they are rent-ready.

MARKETING
Actively participate in Resident Referral Program.
Actively participate in Employer Referral Programs (hand out flyers, check in with locaters and other networking sources on a regular basis).
Actively implement and get involved with Resident Retention programs (service calls, community events, newsletters, etc.)
Keep up appearance of office, clubhouse, models, and vacant rent-ready units.
Assist with Marketing or property functions.
Assist in Community Lease Renewal Program.

ADMINISTRATIVE RESPONSIBILITIES
Complete all lease paperwork accurately and ensure it is completed in a timely manner.
Process rental applications for Management approval.
Accept and log in maintenance requests.
Assist in preparation of daily/ weekly/ monthly reports as assigned by Property Manager.
Maintain prospect and leasing traffic data.
Other tasks as assigned.
Follow policies and procedures regarding the qualifications and acceptance of applicants.

CUSTOMER SERVICE
Assist in handling customer service requests.
Actively participate in Maintenance Service Request Program to ensure customer satisfaction.
Distribute newsletter and resident flyers and notices as needed via Internet and property delivery.
Oversee resident activities as assigned by the Property Manager.
Work with residents on all notices to vacate to attempt to reverse decision to move out.
Assist the Property Manager to ensure an effective Lease Renewal Program.

Maintenance Technician Oak View Apartments | Visalia, CA

PERSONNEL
The Maintenance Technician is directly under the supervision of the Maintenance Supervisor.
The Maintenance Technician is continually evaluated for performance by the Maintenance Supervisor through oral and written communication. The Maintenance Technician will at all times perform work to the highest of standards.
Maintain accurate payroll records.
The Maintenance Technician is directly responsible for his/her safety, workmanship and appropriate conduct.

ADMINISTRATIVE DUTIES
Review on a daily basis the Make-Ready Schedule “MRS”, and perform work in apartments according to maintenance needs as directed.
The Maintenance Technician immediately contacts the Maintenance Supervisor if he/she notices substandard or inadequate work being performed on the property by trade contractors and vendors.
Ensure that established policies, rules and regulations, and procedures are followed.
Adhere to the company’s safety program.

FINANCIAL DUTIES
The Maintenance Technician is responsible for tidiness in all supply and work spaces, and informs the Maintenance Supervisor about depleted parts and materials that must be ordered.
Analyze day-to-day maintenance with a view towards efficiency and cost reductions.

PROPERTY MAINTENANCE
The Maintenance Technician performs work request as directed.
The Maintenance Technician ensures that all vacant units are in make-ready condition to company standards with minimum turnaround time.
The Maintenance Technician strictly adheres to the “On-Call” schedule, as devised by both the Property Manager and Maintenance Supervisor
Emergency maintenance requests that occur after normal work hours are responded to with the utmost urgency and work is completed to minimize inconvenience to resident(s).
The Maintenance Technician is an integral part of all preventive, corrective, and deferred maintenance plans as directed by the Maintenance Supervisor.
Walk and inspect the property on a regular basis. The Maintenance Technician records any deficiencies and takes immediate action to improve the general appearance of the property by picking up trash. Makes recommendations for improvements to the Maintenance Supervisor.
All work by the Maintenance Technician is completed with the utmost quality, efficiency and economy.
All other tasks as assigned by the Property Maintenance Supervisor.
